A Buyer’s Agreement is a contract that ensures a real estate agent is fully committed to helping a buyer find and purchase a home. It outlines the agent’s responsibilities, guarantees professional guidance, and clarifies the working relationship.

How It Worked Before:

Traditionally, the seller would offer a total commission (often 5-6%) to their listing agent, who then split it with the buyer’s agent. This was built into the home’s sale price, meaning buyers were indirectly covering the cost as part of the overall price of the home.


What’s Changed:

Now, in many cases, buyer’s agent fees are being more transparently itemized. Instead of automatically being paid from the seller’s proceeds, buyers may have the option to negotiate or directly agree on compensation for their agent. However, the key point remains: this fee has always been part of the transaction—it’s just structured more openly now.


The Bottom Line:
